I know a guy who has a LNIB mint DW 722 with a 6 inch HV barrel. The gun is a Monson made 722 with all of the accessories from the factory. I was curious of the difference in value and rarity of a 722 HV vs blued model 22? It took me several months to get a model 22 blued and I was wondering if the 722 LNIB is worth $800? How rare are they vs the regular 22 model?

IMO, that's upper end but if you're comfortable with the price- then it's fair. I'd try $600 for starters and barter from there. You don't see them real often on the auction sites...with the exception of the one you are bidding on, of course...
Technically, the glass is always full; half liquid, half air....

LNIB is "Like" New in Box, NOT "New" in box.
IMHO, not even a NIB 722 6VH is worth that money unless you are going to keep it NIB and try to flip it for more money, which is very unlikely.
LNIB 722 VH is a $500 dollar gun at best. Frankly, everything .22 lr is dropping in market value due to the scarcity of ammunition.
Not a good value at $800 unless you must have it for a shooter
I went to a bookstore and asked the saleswoman "Were is the Self Help Section?" She said if she told me, it would defeat the purpose.

The gun I was talking about just sold for $1,281 on Gunbroker. I put a max bid in at 775. I can't believe it went for $1,281.
